What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Property taxes

Tax records often reflect inaccurate square footage because the values can come from several sources, and sometimes go unverified — which means you may be paying for more square footage than you actually own! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a property

A home measurement service will ensure that you're paid a fair price for your property. Area is one of the biggest factors potential buyers examine when purchasing a house — but since these values are frequently approximated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any remodeling that may have affected square footage).

For agents

To make certain that your client's home sells at a price that properly reflects market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool for enticing potential buyers since they can see the layout and attributes of the house before and after a walkthrough.
